Insulation & Ventilation as part of Your Home Inspection Package:

Insulation of the lack thereof can impact many aspects of a house's ability to conserve energy, provide noise mitigation and overall level of climate stability.

Ventilation is also extremely important as it is one of the first lines of defense against mold and mildew and can impact the air quality of the house.  

Your inspection will include the non-invasive and visual examination of the insulation in unfinished spaces including the attic, crawlspace and foundation areas. The inspector will also check the ventilation of aforementioned unfinished spaces. The mechanical exhaust systems in the kitchen, bathroom and laundry areas. 

The inspector shall note the type of insulation observed, the approximate average depth of the insulation observed at the unfinished attic floor area or roof structure.

The inspector shall report as in need of repair or correction the general absence of insulation or ventilation in unfinished spaces.
